McLaren Property has appointed McLaren Construction Midlands and North as main contractor for its £160m Upper Brook Street student accommodation development in Manchester.
The appointment marks the second major collaboration between the two McLaren Group businesses in the city, following their successful delivery of St Gabriel’s Court.
Early works on site are already complete, including site clearance, piling and the installation of tower cranes. A total of 219 piles have been installed, with slip-form rigs scheduled to be assembled before Christmas, allowing construction of the concrete frame to commence in early 2026.
The scheme is being forward funded by Legal & General and will deliver 737 purpose-built student bedrooms across two buildings of nine and 23 storeys. Located close to the University of Manchester within the Oxford Road Corridor, the development is well positioned to meet growing demand for high-quality student accommodation in the city.
The accommodation mix will comprise 288 studios and 449 cluster bedrooms, supported by a range of shared amenities including a gym, fitness studio, social spaces and an on-site café.
In addition to residential facilities, the development will introduce new public realm improvements, featuring landscaped areas, tree planting and a dedicated community facility.
The buildings will be constructed using a full concrete frame, with fully unitised prefabricated concrete façade panels incorporating integrated brickwork and windows. Off-site manufactured bathroom pods will be supplied by Walker Modular, supporting efficiency and quality in delivery.
Completion is scheduled ahead of the 2028 academic year. The project is targeting BREEAM Excellent, EPC A and Platinum WiredScore ratings, reflecting a strong focus on sustainability, energy performance and digital connectivity.
